The Sadat City Development Authority in Menoufia announced the launch of new investment opportunities with the immediate allocation system during the month of February, as part of efforts to… body New urban communities to enhance the investment climate and support educational and service activities, thus contributing to providing integrated services to the city’s residents and advancing urban development.
The agency explained that the offering includes two distinct plots, one of which is an educational activity and the other is a nursery building with a usufruct system, through the authority’s investor services portal, allowing electronic submission and reservation and access to all conditions and details.
A plot of land with educational activity on the central axis
The agency indicated that the first plot of land is allocated for educational activity, and is located in the central axis, sector (2), on an area of 10,000 square meters, and at an estimated price of 5,500 pounds per square meter.
The building requirements include a building percentage not exceeding 30% of the land area, with a height of (basement + ground + 3 floors), while adhering to the requirements of the General Authority for Educational Buildings. The agency also set the project implementation period at 5 years from the date of receiving the site.
A nursery building with a usufruct system in the residential area (28)
The offering includes an integrated nursery building with a usufruct system, located in Plot No. (4) in the residential area services area (28), with a total area of 1835 square meters, which includes an existing building on an area of 628 square meters in addition to green spaces.
The financial compensation for the usufruct right amounts to 326 pounds per square meter annually, for a period of 7 years, subject to renewal. The investor is obligated to obtain the approval of the Social Solidarity Directorate before operating, and to commit to periodic maintenance work and pay facility dues.
Submission and reservation
The city authority confirmed that applications are currently available through the investor services portal, where those wishing can view the specifications and submit applications electronically, stressing that these opportunities come within the framework of the Sadat City Authority’s vision towards an integrated urban community and promising investment opportunities that support sustainable growth in the city.
